Sirote & Permutt handles a variety of real estate transactions and regularly counsels our clients in the planning, financing and development of routine as well as complex commercial ventures. These matters include negotiation and preparation of leases for all types of properties, such as offices, shopping centers and industrial warehouse buildings and development of residential and commercial communities. Sirote & Permutt lawyers are experienced transactional lawyers and are skilled in the preparation and negotiation of all types of transactional documentation and assist clients in all aspects of real estate financing, including interim, permanent, conventional and tax free borrowings and equity participations. Our activities include representing clients in zoning, environmental and other land use matters and controversies and negotiating owner architect, owner contractor and other agreements for clients involved in the construction industry.

As an adjunct to our Real Estate practice, we have substantial eminent domain proceedings experience. Clients include real estate developers, pension funds, builders, governmental agencies, public utilities and investors. This practice takes us into both state and federal courts and before local governments and state and federal agencies on a national basis.

Our attorneys counsel property owners, developers and management companies regarding lease, construction, and property contract and land-use litigation; complex title disputes; and contract disputes including sale transactions. This team includes experienced trial and appellate lawyers who successfully represent corporate users, developers, property owners, management companies, lenders, escrow companies, and contractors.

Representative Transactions
Sirote & Permutt recently worked with local government officials in a $120 million mixed-use development deal involving $14 million in economic and tax incentives. The deal was reached between the city, a developer and the property owner. It features a 28-acre retail, office and residential complex and will be approximately 185,000 square feet. The agreement includes an economic incentive package that features a $10 million tax abatement revenue-sharing plan. The city is expected to receive approximately $1.5 million in building permits and sales tax revenue associated with the mixed-use development.
